In my market of Southern California, I get the majority of my contacts, for both mid market and low cost rentals, via Zillow/Trulia/Hotpads (I don't bother making a distinction between them, as they're just three heads on the same beast).  

I noticed that Juris Law Group is located in Southern California.

But the less I look back and the more I look forward, the better off I'll be.In southern California, most metro apartments are renting for a range $1,250 - $1,600.

I am just starting out and would like to see where to invest for buy and hold in Southern California?

I'm extremely excited to be a part of this beautiful community! I've been listening to the bigger pockets podcast and I have huge goals and aspirations in owning income properties.

You get the cash flow of out of state and the benefit of a Southern California asset.

It wasn't even a particularly cold winter (in southern MI) but it just depends on the conditions, how the wind blows, etc- you never know which year is going to cause a problem.I'd consider having someone turn the system on in the spring also- it is a good time to check that all the heads are popping up and aimed properly and functioning, the freezing and thawing of the ground can make them move.

For reference we are in Southern Indiana just north of Louisville, KY.
