Overall went pretty smooth, had to treat it for bed bugs, which wasn't that big of deal as we are part owners in a pest control company.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Interesting topic , I am also trying to smooth out the process to send potential buyers list deals , I remember Biggerpockets had a sample template to use that included a picture of the property with certain categories highlighted (set-up) I think it was a wholesale deal template .. is that template available ?

That worked smoothly, however, after expenses I ended up with $89,000 in cash (the "boot") The original price for the CO rental was $95,000 and I took $30,000 in depreciation on it.
