Holding your license does not just allow you to make your own offers & commission, it leaves you negotiating deals and making sure contracts run smoothly.

Interesting topic , I am also trying to smooth out the process to send potential buyers list deals  , I remember Biggerpockets had a sample template to use that included a picture of the property with certain categories highlighted (set-up) I think it was a wholesale deal template .. is that template available ?

I shouldn't have to stand over your shoulder to make sure you do your job right and besides, how many different variations of scraping a popcorn ceiling and replacing with a smooth texture need to be monitored?
