states have a similar concept where basically company control "...must have been used by the defendant to commit fraud or wrong, to perpetrate the violation of a statutory or other positive legal duty, or a dishonest and unjust act in contravention of plaintiff’s legal rights"(1)The material facts of the case don't support the claim of "wrongful intent or bad faith" by the defendant.

Ryan,There is a much simpler way to do lease option assignments, you don't need to send an intent if you are never going to live there.

Provided these aren't pie-in-the-sky numbers for value and there is true equity throughout the project for the lender the rates quoted in this thread seem to be pretty close. 10% - 12% interest-only seems about right to me.BTW...I am not sure why people think it takes 15-20 years to learn any of these concepts.

Not really, I thought you said you were a nerd, LOL, weighted averages of interest rate as a % of the amount used in the total amounts financed, 60% @ 9.5%, 40% @ 9.00 = 9.30% (I think if I remembered the last factor, lol)Not sure you are understanding the concepts to apply, it is a finance/economic nerd subject, I'm still having coffee too.I suggest folks take the time to study finance and economic theory as to the applicability of financial ratios before using or applying them based on definitions of any one ratio.
