Thanks so much Evan, I appreciate the insight, Do you have any thoughts on the Cincinnati side of the river, I see a lot of listing in the my price range but don't know as much about the area? 

On the low side, you may need as little as 10% of the purchase price, and get all the rehab funded for you.

It is a side-by-side duplex with two large units. 

Just wait til you get the empty unit leased before you raise the rent on the other side

"Keep an eye on them" as a recommendation does not mean the guys have a great body and are hot and gorgeous while they are working. 

We have been getting the place ready for rehab and there was significant intrusion of vegetation etc and to preserve the integrity of the roof, siding and fascia trees and vines need to be trimmed/cut.

On the plus side I can listen to them again and maybe catch something I missed the 1st time. 3.

We bought it at a good price for the market we were in ($130k and we project selling for $250 on the conservative side) mainly because we knew that we were new to this game and would most likely make all the rookie mistakes.

One side is currently rented for about $650 and the other is stated to be need a complete renovation.
