I didn’t see property insurance listed on your list of expenses... that’s thousands a year in itself... my guess about $6000/ yr... so maybe $500/month.

So if I didn't do it, 10 years later, I'm happily enjoying my retirement, someone can come and say, we found a leak from a tank in a property you sold years ago, and the cleanup is several hundred thousand dollars.

Finally, after trying to sell it for two years I sold it for $350,000, but had to carry paper for $150k.So, did you sell your property, yet, or are you counting your chickens before they hatch because if you have not sold it you may have holding costs for a long time and then since it is in a rural area you have to worry about it getting vandalized.There are thousands of rural houses that can be purchased at auctions for 50 cents on-the-dollar, but there is too much risk.

Many people use cozi (check the forums there's only a thousand posts on due diligence).If you were keeping it I would stay away from a six month lease (turnover can be a hassle - vacancy, cleaning, maintenance).Good luck!
