It likely won't be an issue (if they refused that would be surprising) plus the more people responsible for having the rent paid, the better.

In my market, 95% of the time the tenants responsibility for these expenses. 

Even though you use your IRA to own the property, you will personally sign for the responsibility of repayment for a commercial loan.

I'd probably say no..... you need it for parts for a unit at another property and get it out of there.So if they "fix it" and do a crap job and it somehow does damage to the property, who will be responsible for that?
