I also read a few stories that required the lender (Hard/Private Money) to show proof of funds and the lender didn't/couldn't. 

@Brian Quigley  Typically if you are not looking for bank financing your progression would be private individuals then hard money.  

Credit score is top notch as well, so with a good building investment I think we may be able to secure financing and jump start this whole process, while still allowing my father to seek small businesses. 

Fortunately for me, the seller issued a letter to each tenant at closing stating what their rent was, how much was set aside as a security deposit, etc. 

However, I had a private investor whom has access to plenty of money that she wants to invest to help me get my real estate off the ground. 

You may even want to talk to a private eye. 

I'm interested in purchasing multi-family buildings as well as hard money lending and possibly doing some private 1st mortgage residential loans..My goal is to buy one multi-family building a year.
