I guess I could take money out of my house after I refinance, but was wondering if anyone knew any private lenders that would lend for a down payment for a building in MA or RI???

It isn't easy, but i've have hundreds of great conversations with homeowners, helps hundreds of homeowners keep their houses, which i made no money, but some of those who found they needed to sell were happy to work with me.Hope that helps.

Values are great, but cash flow lets me invest and live a better life NOW, not after I sell for a (hopeful) gain.Ovbiously not for everyone, but I'm happy with how it's going for me so far.I'm currently trying to find a good hard money lender/private investor to help me accelerate my next house rehab to get it rented asap.

In my area I'm seeing 5-5.5% for investment property, both residential and commericial loans. 7.5% seems high unless it is a private or hard money lender.

All tenants are month to month, so raising the rents is a bit easier and then lock in 1 year leases.There are some bonus opportunities i.e. spreading water bills to tenants as well as airbnb opportunities in 2 of the units as it is on the water, but we are not factoring that in right now.My questions:We have the seller financing option, and the ability to do private for the 30% down second at 8-10% and 2 points.
