Sounds like I need to wait and see from the surveyor if the land is capable of an ADU before touching the basement JADU space as that would potentially be quite a bit more cashflow. 

If you are referring to "qualified" as those QIs that are in the less than 1% that have government oversight category, yes, there are still significant differences among the few players. 

And if I’m looking at it as a remote owner I really need an A+ player to be my “boots on the ground”.As @Michael Bishop the right team makes it successful. 

Established players in real estate rely on (1) capital (2) financing capacity (3) experience (4) knowledge and (5) talent.

I think the bigger players in this space are looking for capital preservation over growth, and can afford the lower cap rates in exchange for safety.
