Kevin C. 4 Bed, 2 Bath, very small back yard -yard's impact on rental viability

After having more time to think about it, I'd rather not own the one house in the subdivision with a tiny back yard.I remember when we sold our personal residence just over a year ago, our backyard was all pool, patio, and planting areas - the lack of a back yard that could be used by small kids put off a lot of potential buyers.I'm pretty sure that house would make a good rental, but you'd probably have to make it a little nicer than everything else to make up for the yard, even then the pool of potential tenants would still be reduced.Listing agent said the bank would probably not come down much on price since they had already reduced it 10K.
