Everyone will hopefully find their fine balance of: - liquidity and liquid reserves - asset/equity growth goals - debt management and cash flow management by strategically managing loan terms, notes payable, allocating, shifting, and replacing the more expensive debt instruments with less costly and better terms (fixed, no balloons, non interest rate sensitive) - tax planning - recoop losses from your financial bucket to be redirect to higher purposes or returns - estate tax planning - if you're over 5.34 mil and cannot siphon off your wealth quick enough through the 14k gift allowed annually per person- risk management - since each person has their own risk tolerance for each of the above categories To focus on just equity growth with out considering the other areas of planning may be very risky but thats just my opinion.

While I am learning how to do wholesale I am also thinking of another way to get my message out without over saturating the market or I should say get me in front of the prospective seller to put the contract out as well as get the right info to get to the prospective buyer (the Real Estate Investor) to purchase the product.Now I would like to ask one question which I am sure was asked and answered elsewhere here, but (and I am sure I maybe asking it wrong but I hope everyone will understand, I work a graveyard shift and sometimes I get a bit brain dead) What keeps the Investor from just buying the property outright without going through a Wholesaler, in other words the Wholesaler finds the property, gets it under contract, finds an Investor to purchase the contract, the Investor goes to the property but instead of buying the contract (which is anywhere from $2000 to $10,000 over the negotiated price between the wholesaler and the seller) just buys the property outright without paying the contracted price but the orginal price between the seller and the wholesaler?

Sometimes it is because I just do cash which makes ROI and CoC the same thing anyway and others because I kind of feel it is somewhat artificial since it will shift based on how much leverage you can get.

While the actual liability may be one issue, the other thing that I didn't see addressed was the potential of costs associated with paying the plaintiff's attorney fees if they have any type of claim that there is a fee shifting provision under an applicable statute.
