If the new people want the unit prior to the end of the current tenant's lease, I would tell them they would have to pay the daily rent beginning the day they got the key and took possession.

But there are deals that hit the 1% rule and also bring in appreciation.

I have seen a few scary things like "you need to dig up the entire front yard" in other groups but I'd like to hear from people that are actively investing in the city, and meeting the new standards, as to what their experience has been.

And I doubt no one who does an exchange hits the exact amount.
