I went into the course assuming I was paying $10k for a streamlined acquisitions process but what i got was two days of narcissistic self-aggrandizing guru garbage, a “mind map” that looks like it was thrown together, 34 “strategies” that can be found for free on BiggerPockets sprinkled with juuuuuust enough guru gimmick word vomit and hand waving to impress the eager and inexperienced, several of which were repulsive and absolutely predatory..Instructing students who get their offers turned down by a seller to walk out of the appointment, get in their car and blast out the property out to cash buyers anyway..  

What I have found is that right around 2-4 properties, most people are tapped out on DTI and are unable to qualify using a conventional loan. 

The anonymity isn't near as big a deal as people make it out to be. 

John and or the marketing firm made promises of wealth to people who purchased his program of buying tax auctioned properties at 10c on the dollar.  

The thing about this contractor is that he lives in the same community and has done this to a lot of people.

I think there is a tendency for people to believe Property managers can make all their problems go away especially in C/D type properties.

The question is how to position yourselves in a unique way that people value.Best of luck - Chris

I'd list it about 4 weeks before hand as that is when good tenants will be looking.
