My partner actually just gave me an update about it and apparently the occupant believes we are falsely claiming ownership.

However, the seller's agent may push back - and there may be a fight over commission as the seller's agent will have a claim to both buyer and seller commission because they can claim that they're the "procuring cause" of the sale. 

It is about taking calculated risks and making money in exchange for taking those risks.Anyone who has done a large amount of business & claims to have never hired someone to do something under the table EVER is probably lying to themselves or to the forums.
