Next week I'm going to have a painter come in and paint the living room, kitchen, and both hallways. 

Kitchen new cabinets and tops, all appliances including fridge and fireplace.

I am now 100% full time real estate, was able to build a business in three years that now my wife doesn't have to work, and we are buying properties.Getting a license is not that difficult, but you have to check in your state.

Is this just to many cooks in the kitchen?

New kitchen, flooring paint, some mechanical s etc..

That kitchen alone is worth the 2,350 lol.Check into it, cant hurt ;)

I tried to explain to him that the property needs at least $25,000 and he seems to believe that the property only needs tile in the kitchen.

ARV is $120k, I told him he could probably get $65k, but I wouldn't be a player at anything over $55k.I should take pictures, the SFH had not been trashed out yet, uggghh it was disgusting, but it seemed very solid and the kitchen was not to bad.Nothing better than having a good realtor who knows I'm a straight shooter who pays cash.

Quick question, what did you use in the kitchen flooring?

The kitchen also looks like it needs to be completely done.It could be a decent investment but there isn't much to get me excited about the property.
