@Deanna McCormickwe have a probate lawyer that is processing petition for probate with the courts and i will be the executor. i did not have anything appraised, what is the purpose of this appraisal? 

look up landlord tenant laws for your state, and research.Check local landlord association in your state or county they may have good lease template. or you could google one or get one drawn up by a lawyer

He had lawyer written contingencies for EVERYTHING (and knew how to teach you to use it)! 

You may have to have them sign a quit claim deed though but I would consult a lawyer or mortgage broker if you decide to go that route to make sure it is all done correctly.

I prefer title companies to lawyers for this, since the title company has a lawyer and they will usually talk to you for free.Good luck.
