look up landlord tenant laws for your state, and research.Check local landlord association in your state or county they may have good lease template. or you could google one or get one drawn up by a lawyer

You may have to have them sign a quit claim deed though but I would consult a lawyer or mortgage broker if you decide to go that route to make sure it is all done correctly.

Power of Attorney dies with the patient.However,if the escrow was basically finished and every document signed by the power of attorney holder prior to death,the court will agree that the sale shall proceed and the proceeds go to the estate for distribution to the heirs by the administrator of the estate.Get a lawyer and petition the court to carry out the last wishes and legal desires of the decedent.

I prefer title companies to lawyers for this, since the title company has a lawyer and they will usually talk to you for free.Good luck.
