They are really well run and bring in fantastic rent, but I know I don't have the desire to manage myself, and being out of state, just don't want to deal with the hassle of hiring a property manager, maintenance person, etc. 

Just the rule of thumb, you are not doing the work yourself, and you are hiring licensed contractors, then have them pull permits.

A reputable public adjuster will work with you on a contingency basis either for a percentage of the entire claim (if they work with you from the beginning) or on an "over and above" basis if you hire them if you've received a substantial amount that is still too low. 

I called FCI and was told that even though we have retained a trustee attny, I need to now hire a mediation attny to perform the mediation with borrower and/or their attny. 

You can evict them yourself, you just need to hire a process server.  

Account Closed seems like a lot to do and I am assuming you will need someone to feed coal to the system, I wouldn't recommend allowing tenants to do that so likely your self or hire an experienced person.Are the units you are seeing natural gas?

For example I hire a roofing company, which consists of 2 brothers with no workers comp, 2 hours from my home and it is a one time transaction plus they have their own tools, take no directions ext. 

Along with that, you have liability issues that you can be exposed to if you don't properly hire, document, and pay contractors.
