Just the rule of thumb, you are not doing the work yourself, and you are hiring licensed contractors, then have them pull permits.

A reputable public adjuster will work with you on a contingency basis either for a percentage of the entire claim (if they work with you from the beginning) or on an "over and above" basis if you hire them if you've received a substantial amount that is still too low.

Account Closed seems like a lot to do and I am assuming you will need someone to feed coal to the system, I wouldn't recommend allowing tenants to do that so likely your self or hire an experienced person.Are the units you are seeing natural gas?
