My first property is in Seattle and I am working on the next one in Grand Lake.

We are in Minnesota and self manage our properties including one SFH in Naples, FL and in future one in the Orlando area.Things are humming along very well.

I am leaning towards multifamily, but mostly because I do not want to pay another 6-7 grand towards a mortgage that is not mine.

Agree with others that $3k is negligible on the grand scheme of things.

Many options, here are a couple:-You could have her transfer it to a trust- say to the benefit of her kids or grand kids or whoever.
