I've worked with a lot of property managers and landlords on mold remediation projects and my experience has shown me the best time to find mold is when the property is completely vacant, and here's why.First, when you find mold you should verify that what is found is in fact mold.

This is quite the project for a first new construction home.

In a way it feels like the City is making it more difficult for landlords to hang around because yearly inspections with a laundry list of repairs makes it real difficult to cash flow when my cash flow is just being held for the future, inevitable inspection.My opinion/thoughts.

I am contemplating on my current project on wether  I should make the current apartment a 3 bedroom but sacrifice the living room space or make it a 2 bedroom with a bigger living room space .

Of those 20 projects, we BRRRR 8-10 per year, and the flips supplement the money left in the BRRRRs.

As we approach 2024, which markets are you all looking more closely at for fix and flip projects?  

Someone that would be willing to drop-in on the project from time to time and give you honest feedback on what's going on.

As for the future I hope to get a Heloc or other type of loan against it in the next few years to pay off the current owner and do more repairs.
