I am looking into getting funding to provide a source of capital for purchasing investment properties. 

I wonder if someone has built a service to just source deals that aren't obvious like one on MLS/Redfin.

From what I've read, homepath is the most accurate source. okay fine.Issue: My agent was able to show me the first property (the 1 on homepath that's under contract), but not the second (the 1 on homepath that's 'back on market').Could someone tell me why this is? 

Like ANY other funding source, there are pros and cons, and it's not good for everyone.

Is there a public website or tool to find accurate rental comps on a property you are analyzing? I have to keep bugging my realtor for rental comps and she is slow getting back sometimes. Thanks

I usually end up paying $100 in materials.I'm not trying to take food out of your mouth, what i'm saying is, I don't want to pay $2000 for a $500 furnace, and then $2000 in 'labor' for a job that takes one guy and his Igor less than a full day to complete.One last thing, if you clear $240 for a furnace install (1-6 hours, it varies) you are KILLING it.

I've wondered on the quality of the data (not a list source issue but in general public record info).

Operate from there, then move to the next higher cost of money source and go up the ladder as you need to, then payoff obligations going down that same ladder.
