One of the banks offers a "business entity loan" product for LLCs that buy 1 to 4 family investment properties. 20% down, 30 year fixed conventional mortgage at 5.25%, with a personal guaranty by me and my husband who are the only members of the LLC.

This only happens intermittently so we did not see it during inspections, and I did not see it when I went over there to fix a few things but the tenant has sent us a video of it happening.I understand from the tenant, and the previous property mgmt company that the unit was replaced a few months ago.

Some condos didn't require any rehab and the existing, cooperating tenants were more than happy to start paying us when we started fixing their condo up.

If you have to house hack a single family house or even a condo that's not the end of the world, just look for something that you can fix up and force appreciation.
