If your plan is to stabilize the park and do some infill to flip the park, then you'll probably be fine with 3 years.

The fines for running an underground STR are astronomical.Other Hawaii counties have different minimum lease terms.

It might ruffle the feathers of the sellers (a tad bit), but I think your buyers agent would be fine with it.

Rentometer and Zillow estimate work fine as well as craigslist area search.

Buy in a good location and it will work out fine.

Hey guys - it’s a fine line between a license and wholesaling.

If it does, then you are only dealing with building code issues and these can usually be resolved by paying a modest fine and passing an inspection. 

If that's the case, you can't do any renovations until you have it professionally deleaded or it would be flagged for Unauthorized Deleading and you can get fined and the property would never be able to get a Lead Certificate, only a letter of Environmental Protection that states you did illegal work, got caught, then had to pay a professional to clean up the mess.
