I am going to warn you about the dangers of having that 1 year balloon.  

As well as number of pets, I'd also break it down further by type and size too (as well as dangerous breeds for dogs or weight requirements if you don't want to specify breed). 1 dog is quite different to 1 hamster, so you might allow 1 dog or cat, or a maximum of 2 hamsters.

Wholesaling with a license is very dangerous and ethically unsound in a lot of cases.

I see a number of sites with templates, but in my view, they are dangerous.

Self-storage, in contrast has fewer human interaction issues. 

Prices have jumped so high far fewer properties will cashflow like they did two years ago.

You can do this without putting yourself in financial danger.

There's a big difference between maintaining strict deal criteria and finding fewer deals that meet those criteria, vs sitting it out entirely and not even looking. 

Vacancy is a cash flow killer for sure but stress killing my love for the business is much more dangerous in my current stage as a small landlord that does most things myself.  

Its been my experience that having fewer is harder. 4 people paying is easier than just 2.
