im looking at Durham or Charlotte to buy. im planning a trip to charlotte in the next 60 days. im hungry for this to be my year and not let the past few years fear hold me back. any tips or suggestions on how to get a rental property as a smooth process/tips to get it in this market or best way to get two spots this year would be greatly appreciated 

We charge a trip fee. 

If the houses are all in the same neighborhood, scaling would/should be a lot easier.... you can look at all of them with one trip, instead of multiple trips to different locations. 

Not bad if you figure now we are paying about 4.50 a gallon out this way  even at 20 miles to the gallon that would be 12 gallons of gas or about 50 bucks so we save 47.00 each fill up .. so this is starting to add to real money.. then of course when i am on a road trip my juice is totally free.. drive to Vegas totally free 1200 miles  :)

The baseboard doesn't get a chance to kick on and run before the radiators do their job and trip the temperature switch.

Fire, flood, accidents, crime, power outages, guest emergencies, evacuations...you name it.If you are self managing from afar, it's prudent to make a trip to the property to see if you can establish a couple of relationships to fill this need.  

Even $100 a month is still $1200 a year that could be going into your kids college fund or paying for great trips for you or you could donate to your favorite charity. 

But are people going to drive less, less road trips, try to stay close to home?

My question is, what are some resources I could look at for commercial that will show exactly what type of things will be tripped once I start doing some work.
