It really depends........ you may be getting over bid by a commercial companies that don't really want this job......and you may be getting under bid by a company that has no idea what they are doing and it will cost you 2-3x more to fix their bad job.....I'd try to get more bids from residential companies, and get a full scope of work bid.... then try and vet their reputations......

@Michael EalyOk but if I did want to rename a property because it had a bad reputation etc or I wanted to rebrand it for perhaps value add purposes etc how would o do that?

Although it is hard work, the most interesting part of real estate for me is having the opportunity to help families in need to find fair housing and simultaneously having the opportunity at a better life.Lastly, I plan on attending the "Inland Empire Real Estate Investing Club", which seems to be a well known and reputable group here in the IE.
