Hey my Bigger Pockets family; I'm coming to you with another question......but first a statement. lolI've been told that expired MLS listings are a great way to find leads for lease purchase/owner financing deals, and now (thanks to a realtor friend of mine) I have obtained some expired MLS listings in and around Pittsburgh.

Since there are so few at auction now, I usually run reports once a week for them on available homes with higher days on market and with keywords like "TLC" or "As-Is" to identify the best opportunities.There are also a lot of properties that are overpriced and end up expiring as well, and I'm usually able to present properties like that to an investor and sell it off market since the sellers are tired of people traipsing through their homes.

If they do not want to sign anything then it is probably not a big deal, just let them know at the end of August their lease expires and will not be renewed.

Also, if a property you purchase does not have a flood elevation certificate or it is expired, you may want to consider hiring a surveyor (not sure if that is the term) to measure the actual elevation of the house and issue you a current flood elevation certificate.For example, when I bought my primary home 5 years ago, the certificate was expired and I was being charged $1250/year (Mid City).
