In today's market I question very strongly  how easy it is to then generate cash flow.

I received an interesting proposition today - if I find a tenant for a commercial property then I'll get paid a "finder's fee" by the owner.

I'm reading, listening, searching and educating myself about all things REI, but I'm still a newbie.

Keep flipping X and renting Y (insert whatever numbers you like).There's capital everywhere in today's market. 

As mentioned in another post, our goal is to go from 8 to 20 properties this year. (20 by 20) it’s super aggressive and maybe far reaching, but we want to push as far forward as we can, and in my mind if you don’t push yourself outside your comfort zone you won’t reach your potential.But to answer your question, to get past the finance road block, we are continuing to educate ourselves and continuing to network until we find the right partners.

I have been showing one of our rental properties, and received an application today. 

Today I went to a property that will be gutted by volunteers but needs new electric.

You'll also need to attend continuing education classes to maintain your license.

The best advice I can give is to soak up as much education as you can, and never stop.

When I walked around it today it looked like the building had a fairly shotty addition put on at some point.
