If your deal makes sense on paper, you will have more people reach out to you then you will be able to handle.Your job then will be to vet them.

Once your production reaches a certain level, or that of you and a few like-minded peers does, it can still be perfectly viable to run your own branch.

@David Friedman in my experience if the location is strong and you have the property properly listed and marketed, tenants will easily find you.

To me this makes sense because a one bedroom can host 1-2 people easily with a competitive ADR and cleaning fee, while 4+ beds can host multiple families and split up a higher ADR between more adults. 2 bedrooms can be price competitive with 1 bedrooms and attract the same guest avatar plus small families or 2 couples. 

They can easily book plenty airbnb for around $4000 per month.
