It's not unreasonable since numbers in the South are going up, but did your agent explain the procedures and they can do once a week showings within a two hour window and everyone will have masks and gloves and only one group in at a time?

Commissions are appropriate costs of closing and as long as they are handled in a best practices normal closing procedure you can receive commissions on your transactions. 

I also have an eviction clause in my lease, but generally, what does that procedure look like?
