I’ve done a bit of research but don’t know where to start to apply these.I have enough capital for 4-5 down-payments, should I be transferring these amounts to my old Canadian bank account before getting pre-approved before receiving a loan or I can do everything with my overseas bank account if the loans are cheaper here?

I believe the 'fair rental days' data is needed for something completely different (i.e., the ratio of days rented vs. personal use).https://www.irs.gov/publications/p527#en_US_2018_publink1000219036The IRS link above clearly defines when a property is ready and available, which is measured differently than fair rental days.

If you can't get a zero-interest credit card, get a low-interest balance transfer card, put the replacement on your regular card, and then transfer it to the new card.How many times do you think he's googled "freon leak" or talked to his other tenant friends and reached the conclusion that you're just an awful, cheap landlord witholding what he's paying you for?
