Absent that I think it is hard to comment in the abstract, but the responses you've received above seem to be in line with what I have seen as well.

I have another property right across the street, and I don't want them to start targeting it if they learn I own it as well.Also, when this older guy asked my tenant for money, she said he bumped his waist with his elbow and made the comment "oh I just bumped my gun."

To briefly comment on Adam's reply above; Oceanside and Carlsbad are good suburban areas that have their eclectic beach community charms (along with del mar for that matter), but they come at the cost of truly being farther away from what makes San Diego Shine.

Go through some of the BP podcast/videos on evaluating deals.Your comment about SF being to expensive for 20% down buys, tells me that you have not evaluated any possible deals.First you want a deal that has cash flow. 

(Basically, if someone asks you why you choose this state to invest in out of state, there's more to it than "Its a HOT market, blah blah blah.")Please feel free to reach out an message me or comment.
