@Matthew Dunn I am not a fan of adjustable rates, more to it when it comes to my main residence.

Overall, not a big fan of Zillow.

And I'm a big fan of contingency planning for various interest rate, unemployment, inflation and other scenarios.And I've also been very skeptical of  a lot of the syndication models.

For unsolicited input on a location, I'm a big fan of Come Back Inn/Essen Haus as they have tons of parking (free), better pricing than the square, and is generally dead during the week thus has plenty of space/tables.  

I am not a fan of wholesaling at all, but if you are going to do it most of your product is you - the ability to locate good finds, connect buyer & seller, navigate tricky issues, etc.

Bandit signs work but I'm not a big fan of them.
