Hello all,I am curious how much money (as a % of ARV) a beginner house flipper can expect to need to bring to the table when using a hard money loan.

I like to tell beginners to do one thing excellent rather than be average in everything.Start to make real life networking connections with seasoned agents, contractors and start finding partners prior to any property hunt even beginning.

I am a true beginner and I’m wondering should I buy the investment cash and fix it up and either rent it or flip it or should I take out a mortgage fix it up and rent it or flip it?

So let me pose this question then: What have you found to be the best way to vett out quality PM's, realtors, contractors etc. as a beginner?

Quickset mud is not a product for the beginner.

Reason behind this is for beginners to not only watch all 200+ videos but also to zero in on the most beneficial for them. 

However, I would warn that this type of project is not for beginners.
