I'm continuing this from another post I commented on.....I think it's an important enough topic to revisit, we get so many posts from people that had problems with their Contractor and project because expectations were not met (on both sides), and it creates problems with both the schedule and the budget.

Let me give you some general advice, then help with some back-of-the-napkin math.Adding two units and creating a 5-unit property is risky not because the buyer pool is smaller (there are ample buyers for every property in CA!)

You create a loan from your Roth IRA for say 20,000. 

All PG&E, SDG&E, SCE, and community choice aggregation residential customers — except for California Alternate Rates for Energy, or CARE, and Family Electric Rate Assistance or FERA, customers — will have to pay this tax, and it cannot be reduced or avoided, no matter how little energy a household uses.

It will be an owner-to-build project as my FIL built a duplex owner around 5 years ago on an adjacent lot and is willing to assist us in our build.

That creates a really nice price / rent ratio which is favorable for investors looking for cash flow.
