In my experience, architects are not going to give you accurate costs, unless they've been around a long time.I would find local builders, or local insurance companies that cover housing related re-construction.

The challenge with the whole seminar/training/guru market is people make recommendations with claims that might not be accurate - however, by the time anything gets through the court system and a determination on that issue is made - the guru is long gone.

I've spent quite a bit of time on BP in the last several weeks, and noticed far more incidences of newbies starting strong and burning out/quitting than I have successes, and I thought 90% was a pretty accurate estimate, if not conservative.

The question becomes, if the "instructor" is a real life investor now or in the recent past and IF they are giving valid, pertinent, relevant, and accurate information without the BS fluff and hype.These gurus that buy the name of Kiosaki for example, they use all the fluff and puff to swindle people out of their money and most could not tell the difference between an attached garage and a bonus room.So my definition would be the following: Guru - a person or company providing or pretending to provide RE information at a high price.

They use realtors for things like running accurate comps, leads that may never make in onto MLS.....etc.
