If Property A and Property B are owned under "Swedish Homes LLC" and Property C is owned under your personal name, then you would get one 1099 for the LLC and one for you personally.

In my experience a typical turnover costs $1-5k, so I factor vacancy at more like 10-15% (4% is less than 2 weeks a year  just in lost rent), and I always budget a few thousand per year for capex bare minimum, as even new construction has issues.
