A good Realtor should be able to respond quickly and be attentive to your requests (of course as long as they are reasonable).That being said, there are certainly softwares out there that can spit out CSV files of all sales in a given area and what they sold for.

Since then I've bought 4 more buy & holds, flipped 2 homes, sold 4 of the 5 buy & holds, and have passive investments into various commercial properties including a hotel in Dallas, a new construction of a student housing apartment in Central Texas, a land deal in Austin, TX, and a commercial real estate fund specializing in Class A residential assets in NYC.I'm looking to continue my real estate education, expand my network base, share my knowledge and experiences with others, and ultimately get into syndicating of my own deals.Happy to help anyway I can and look forward to getting to know the BP network!

@Thomas PaszkoAssuming your uncle was not married at time of his passing, the executor (you father) of the estate is required to transfer the estate's assets out to the residuary beneficiaries of the estate.

At his age, he’s probably not looking to 1031 exchange them into more property and wouldn’t want to deal with capital gains unless he needs to and doesn’t want to be soneone’s note holder on seller financing.Then again, maybe he just likes hording hard assets, like the rarely used car in the garage.

If you're doing larger multifamilies and apartments, most HMLs that I've seen will not lend to you unless you (or your partner) has experience with the same asset types.

They do offer access to conventional financial products, but is it a bit cumbersome.With a checkbook IRA LLC or Solo 401(k), you can easily establish a brokerage trading account within your plan, and therefore easily reallocate between conventional and non-traditional assets pretty much at will.

In preparation for that moment I would recommend evaluating/analyzing the investment to better understand what is required.I believe that Opportunity Funds will present a rather large incentive to those wishing to "cash out" on their investments by selling their assets and exchanging their proceeds into a qualified opportunity fund.
