Just wanted to ask the community , because it is long distance investment property, if I do own the home what is the best way to keep track of everything, and also in the future if there is more properties, how do I separate and keep clean books for each and every one of them.

I've done this before as a buyer and as a seller it went very easy very clean. 

For example, I would like to follow you around in your day to day work routine and just help you in your business mean while I learn.

So one deal would wipe me clean in my savings and I don’t want to do that either because things do happen in life and potentially on the property as well like repairs.

Also - unless you are in a tourist destination that deals with STRs as a matter of routine, good luck getting a local police officer or sheriff to force your guest to leave regardless of how long their reservation is for.

If he waits one month and cleans up the property he'll get far more than selling it now for a huge discount.
