You should consider: appreciation, can you get reliable property management there, crime area, etc to name a few.

For a flip, you'll want to get a builder's risk policy, which covers the property during renovations, including any damage from fire, vandalism, or weather while it's vacant.

I have onbaoarded  a few properties so far and it continues to work seamlessly. 

Now you are over $2k and only bringing in $2100… If you don’t care about the cash flow at the moment and have a good income that can support an unexpected large expense then you should be ok.
