I'm looking for a drywall repair person in the land o lakes Lutz area.

If there is a job lose, illness, major repair needed on the house they would be in trouble and so would I.

I dont understand how minor repairs can mean a 70k swing in value from the next door.  

The last tenant lived in this property 6 years and end up I need to spend ten thousand to repair everything. 

There are more money to be spent than just down payment and closing, there is minor to major repairs needed to bring the property up to par prior to getting it rented.  

I have already contacted USREEB and requested repairable items to be repaired asap for re-inspection.

I have seen brand new habitat homes built in the hood that given the age would be A's but given the neighborhood are C or D..conversely we see 100 year old homes in need of repairs in gentrifying areas that are A all the way.. its a combination.Account Closed  well said.. although I am glad to say as a C student I think I ended up on the shinny side of the penny.

I'm estimating 20K in repairs, ARV of 75K, $1250 rent, $162 monthly P+I@ 5.38% over 30 years (called like 50 banks to no avail, decided to call the bank i keep my money in and found out they hold their own paper).

I called the city and they recommended to get the conversion inspected and make necessary changes/repairs to bring it up to code where needed to make the conversion permanent.

The best option I could think of for her would be a 203K FHA loan, but I'm worried that the combined costs of the principal, interest, taxes, property insurance, mortgage insurance, plus the repair costs and even potential HOA/Condo fees would be a lot more than she could handle.
