I have been learning a lot simply by devouring the information on Bigger Pockets.

They have to show skin in the game and something big to lose just like putting money down for a hard money loan to rehab and resale a house.

The landlord business is not for everyone, and deep pockets are needed to stay afloat. 

If they are good, paying tenants, I would keep them in place for the first year and save up the cashflow so that when I do increase the rents, if turnover happens I have some money stored up to put towards the turn and have less come out of my own pocket.

Coming from someone who grew up in and lives in the area, there are pockets of Wilkes-Barre and the surrounding area that are suspect.

Focus on getting the first deal done, then worry about moving on to number two.As with most businesses and investments, you need to have a game plan.  

I'm not saying not to send that much mail out becuase I generally tell people to send as much as you can because it's a numbers game.
