I disagree with this advice as it is not the best way to go and here is why:Attempting to cut corners by marketing other people's deals creates a convoluted transaction with one too many hands in the pot and most importantly, to become a successful wholesale investor, you need to put forth the work required.

Your cooked- whereas if you did it the right way with the correct passing air test documention, there's not a lawyer out there that would want the case------ at least that's what my Asbetos guy says to me.!!!

Periodically they receive a small gift... usually something for the home, a door mat, potted plant, tablecloth, stepping stones, etc.

I have a husband, 2 kids and cook every day. 

So, for a given pot of money several mortgaged rentals will generate a higher return than just one free and clear rental.  

As lame as the tenant may appear if you don't have a solid answer to this I'd say your goose is cooked.
