A recent tenant did that and the moving truck arrived a day late and it caused tremendous hassle. 

If you have a buyers list, find out what type of houses they are looking for, the locations and price range.Depending on the area you are looking in, finding great wholesale deals takes time , effort, and usually some marketing budget.  

That way you lock up the contract with the ability to safely exit if the rehab is too far outside your parameters/budget. 

I’ve been looking into turn key out of state properties and they do seem appealing especially for our budget.

Hi Ryan,May I ask why you are limiting yourself to those specific areas if say you could acquire a property that fit's within that budget in an A-class area somewhere else that could give double the returns you are looking at under the same parameters?

Before trying to purchase this first deal, I would recommend defining your goals and budget for it a bit more.

I would recommend going to local meet ups and to start making phone calls with lenders and getting pre-approved to understand your budget.
