I would not invest in CA because of no cash flow, I woudn't invest there because of the tenant laws.You have to decide if you're looking to hold these properties and realize the equity gain, and then either sell or refinance.There is no right or wrong answer as to what is better, cash flow or equity.

I first look to hold long term but if the numbers are not perfect I will flip it for a quick return and reinvest that money into something that can generate a better ROI.Buy good deals, diversify, and consistantly increase ROI.

@June Broce We do a ton of Transactional Lending for wholesalers looking to double close, some investors who are doing seller finance deals or same day purchase and refinance into a DSCR loan.If you can assign the deal and save yourself some money, it's the better option but I 100% understand why someone also prefers to double close and secure their profits depending on the scenario.With that said, you can buy/sell the land SAME day for a legit double closing.
