.$150 a foot gets me a solid, higher-end spec build that includes custom (painted) cabinets, wood flooring, good tile, grohe fixtures, Bosch or equivalent, nice tubs in all bathrooms, quartz countertops, solid doors, foam insulation, nicer windows, etc.Where is warrants it and I put in even higher-end windows, and an appliance package upgrade.

Once you know what type of finished product you want to put your name on, it will be much easier to price out materials and labor for the level of rehab you have in mind (e.g. there is a big difference between subzero/Wolf appliances, and GE Monogram...).

That I can tell you.Additionally, several factories continue to use cheap plastic hoses for plumbing lines instead of copper and the cheapest turn stops, fixtures, fittings, commodes, sinks, appliances, formica countertops, plastic wrap around shower enclosures, and on and on.

Its got basic kitchen - simple appliances, wooden countertops, old style cabinets. but all looks clean, good, not damaged.It comes to mind to upgrade all this to sell higher and quicker.
