I am analyzing a potential flip opportunity in the Chicago-land area and I am wondering if anyone has previous experience in adding duct work and forced air units to an old house. 

I am airing on the side of caution saying 215k.  

One bedroom is my home office for the fashion brand, the other is mine, and the third I Air BNB, bringing in between $1000-$1500 of extra income per month, which goes straight into a savings account. * My budget: I have $10k currently set aside to use towards investing in real estate, and I have another $10k safety net available. 

It has central heat and air and a bathroom already rough plumbed.

-A few abandoned air ducts left in the attic, not attached to anything.

It will cost you 5 to 6% of the selling price.It will result in many lookie loos wondering through your home, letting their kids destroy things, casing the house or stealing your things, etc.If its a vacant, furnished home it may become your agent's love nest.They can leave the air -heat or air conditioner- on in vacant houses.
