In TX, foundation issues are always a concern, but inspectors out here specialize in that because they can get nailed if the miss that.

We have a military base here and Oil company that are not going away anytime soon so there is always someone willing to rent or buy.

Find one that specializes in RE.  

You can scour craigs list and find cash buyers there,look for ads such as we buy houses fast with cash, that is an investor,or attention investor,investor special and so fourth.

Over the next 6 months for clients I am expecting to close out about 100 million in volume on the commercial side.I specialize in multifamily and retail.

If anybody knows anyone that wants to build a parking structure that would be bomb money close to the military gates and with inreased traffic and increased ability to sell to large crowds more people will come and build up.

Last year we started doing a "$99 first month rent special"; when the lease is signed, it's the security deposit (same as one months rent) and $99 for that first month no matter the date they move in (and no, I don't "prorate" the $99 for that month...believe me, someone asked about that). 

Look for local small banks, see if you qualify for any special loans.You will have a hard time getting a good cash flowing property in your area.
