I'd get verification of the income they do have; they still need money to live and eat, and may have to pay for part of the rent and utilities.

Expenses are low because tenants pay their own utilities except for water and trash.

The verbal agreement was that my roommate would pay half of rent and utilities.

When they provide  it it’s not really free anyway, they add a bunch of junk fees and More importantly they do a basic search for recorded liens only and don’t cover unrecorded liens like code violations, utilities, etc. 

So, I'm all about creating a path to get as many of the people utilizing those services to pay for them as possible, so that my tax burden is lessened.Is it about borrowers/buyers?
