New folks make bad offers, or don't do dilligence thoroughly and end up with bad properties they struggle to get cash flowing; old and soon collapsed sewer line, flat roofs (stay away from flat roofs), old plumbing, landlord paid water, old applicances, old R22 ACs,,, etc etc.

In progress currently raising rents.One unit was empty and is now filled with a solid tenant.2nd is struggling to pay but is working hard paying what she can.3rd has declined to pay rent until their CERA is funded (Paid out on eviction court date 2 months after approved.)4th has been paying on time every month including increases.

I have a hard money lender that will finance the purchase and full rehab so i can more or less pay cash for everything.I am struggling now though to find a bank or CU that will refinance the home to pay back the HML and move onto the next project.
