New folks make bad offers, or don't do dilligence thoroughly and end up with bad properties they struggle to get cash flowing;   old and soon collapsed sewer line, flat roofs (stay away from flat roofs),  old plumbing,  landlord paid water,  old applicances,  old R22 ACs,,,  etc etc.   

In progress currently raising rents.One unit was empty and is now filled with a solid tenant.2nd is struggling to pay but is working hard paying what she can.3rd has declined to pay rent until their CERA is funded (Paid out on eviction court date 2 months after approved.)4th has been paying on time every month including increases.

Some struggles I have been dealing with are approaching off market deals and trying to come up with a rehab budget without having a GC walk the property.

I have a hard money lender that will finance the purchase and full rehab so i can more or less pay cash for everything.I am struggling now though to find a bank or CU that will refinance the home to pay back the HML and move onto the next project.

However, I'm also massively struggling in finding partners.

Sometimes even motivated sellers have struggles responding quickly.  

I think a lot of investors are struggling right now with exactly how to get equity out of their properties without taking on seriously expensive private debt.

The main struggle I'm having is finding information on recently sold property's to determine the ARV.

Thank you.As the saying goes, bank financing is most available when you don’t need it. 40 years ago I struggled to obtain $40k in personal credit line and used every penny as my share (50% ownership) of the down payment for the purchase of an office/warehouse property.  

I had a W-2 job for many years and made the transition to being part-time in the RE game so it can be done...I gor great experience and didn't struggle much with the transition.
