since starting real estate 8 months ago Ive been following his methods religiously and have not seen any results.I've researched Tom Ferry but have not signed up for any of his programs. anyone have any experiences with both?

Hi my bp family .I'm getting ready to start in the real estate world ,I'm going to lay out my plans with you guys an hopefully get some positive feedback .i own a home that's free an clear an getting ready to finish my basement an have it rent out with plans in pulling out a equity or heloc an have the proceeds from the basement unit to cover the expenses which I plan then too invest a portion from the equity on a multi family also I forgot to mention the basement unit will be legit as far as the plan goes I plan to rinse an repeat this method any suggestions,or am I missing something your thoughts will be gladly appreciated

So the relatively low cash-flow goes hand in hand with low risk.For me there are two scenarios: 1) Sell one/two properties and invest in more cash-flowing properties ; 2) refinance the loans, make use of the low-risk since the construction lord is still liable for any structural damages and leverage the funds for a new property.

Problems with the structure or problems with the tenant pool doesn't matter.... but hey market is still up so you sell them off.
